In short
- Legally there is one TRNC title, but who owned the land before 1974 matters to buyers.
- The safest option is land owned by Turkish Cypriots or foreigners before 1974.
- Land of former Greek Cypriot owners carries claim risk — see the well-known Orams case.
- The land's origin should be stated in the contract and checked by your lawyer.
Why it matters
After the 1974 division, some land in the north belonged to Greek Cypriots. Local law recognises sales of it, but former owners can sue in Republic of Cyprus and EU courts. For buyers this is mainly a resale and EU-travel risk rather than an eviction threat.
How to check
Ask the developer for a copy of the land title under the project. Your lawyer checks the land's origin, any mortgage or encumbrance on the plot and the building permit. If the developer won't show documents, stop.
FAQ
What are Exchange and TMD titles?+
A local classification for land of former Greek Cypriot owners used by agents. It isn't recognised outside North Cyprus, so look at the land's origin, not the label.
Can I buy safely in any area?+
Yes, every area has projects on land with a clean origin. The agency will shortlist those if you ask.
