In short

  • Budget 10–20% on top of the price: 5% VAT, title transfer tax (currently quoted at up to 12% for foreigners), 0.5% stamp duty, lawyer and connections.
  • Foreigners need permission to purchase from the Council of Ministers — your lawyer applies; it takes several months.
  • The contract is registered at the Land Registry within 21 days of signing, protecting the buyer before the title transfers.
  • Your lawyer must check the land title type and any encumbrances before you sign.

Step by step

  1. 1

    Choose and agree terms

Fix the price, payment schedule and what's included: furniture, appliances, connections.

  2. 2

    Reservation

A deposit of roughly £1,000–2,000 takes the property off the market while the contract is prepared.

  3. 3

    Due diligence and contract

Your independent lawyer checks the land title, permits and encumbrances, then drafts the sale contract.

  4. 4

    Signing and first payment

Sign (remotely by power of attorney if needed), pay the first instalment and 0.5% stamp duty.

  5. 5

    Contract registration

Within 21 days the lawyer registers the contract at the Land Registry. The property can't be resold after that.

  6. 6

    Permission to purchase (PTP)

The lawyer files your passport copy, form and translated criminal-record certificate. The decision takes months — you can use and let the property meanwhile.

  7. 7

    Keys

On handover you pay 5% VAT and, for new builds, water and power connections.

  8. 8

    Title transfer

Once permission is granted and the price is paid, settle the remaining transfer tax and the title moves into your name.

Title types: check this first

North Cyprus has several land title types. The safest for buyers are Turkish titles (land owned by Turkish Cypriots before 1974) and exchange titles. Land with a pre-1974 Greek title carries legal risk from former owners' claims.

The title type must be stated in the contract. If the developer can't name it, stop.

How to pay

The safest route is a bank transfer to the developer's account or the lawyer's escrow, using details from the contract. Card payments at the developer's office work too, usually with ~2% bank fees.

Keep every payment confirmation — you'll need them for registration and resale.

Running costs

In complexes with a pool and security, maintenance is typically £30–100 a month depending on service level. Property tax is small and based on floor area. Utilities depend on use — ask the agency for current tariffs.

FAQ

Can I buy remotely?+

Yes. You sign by power of attorney, pay by transfer and the lawyer handles registration. Many buyers first visit to collect the keys.

Does buying give residency?+

Property owners can apply for residency. Check current terms with your lawyer when applying.

What if the PTP is refused?+

Refusals are rare, usually tied to criminal or military records. A good contract includes a refund clause for this case — check it.
