In short
- Interest-free plans are standard for new builds: usually up to 3–5 years, sometimes 24 months after completion.
- Loans come from the developer, not a bank: 25%+ deposit, roughly 7–12% a year, no income proof.
- You can live in, let and apply for residency before the final payment.
- The title only passes after full payment — the main risk to cover in the contract.
Step by step
- 1
Pick a schedule
Typically 30–35% upfront and the rest in equal instalments to or beyond completion.
- 2
Fix it in the contract
Amounts, dates, payment currency and what happens on late payment must all be written down.
- 3
Pay by stages
Payments tied to construction milestones are safer than calendar-only schedules.
- 4
Keys and title
Keys follow the developer's schedule; the title follows your last payment.
Plan or developer loan
A payment plan is interest-free but shorter: pay by completion or within 1–2 years after. A developer loan runs up to 10 years with interest but lower monthly payments. Banks rarely lend to foreigners in North Cyprus, so both come from the developer.
Can I sell before it's paid off?
Most developers allow assignment. Check the assignment fee and how the balance is settled — that decides whether reselling during construction pays.
FAQ
Do I need income proof?+
Usually not — a passport is enough for developer plans and loans.
What if I miss a payment?+
It depends on the contract: from a penalty to termination with part of the money kept. Read that clause carefully.
