About

Las Terrenas is a town on the Samaná peninsula with a European feel, long beaches and rainforest. Annabella Hill sits on a hillside looking over the ocean and the forest: six small buildings with 29 homes in all. Punta Popy beach is a 5-minute walk, the town centre 5 minutes by car, with a free shuttle.

The developer is the European Dream House Group, based in Las Terrenas, which also runs the rentals. There are three pools (one with a waterfall), a kids' pool, a pool bar, fitness, yoga and 24/7 security; pets are welcome.

Income

The developer estimates about 15% net a year for a two-bedroom at $200 a night and 70% occupancy — after the 15% management fee, HOA, electricity, water and internet. High season gives about 17.6%, low season about 12.5%. This is a forecast, not a guarantee.
