Who runs the resort
Brand. Wyndham Hotels & Resorts — about 9,300 hotels under 25 brands in 95+ countries; the licence agreement is signed with the developer. Management. Aqua, Riviera and Family Club are run under contract by a specialist hotel operator with 65 years of experience and 1,500 hotels. Holiday exchange. Owners get RCI membership — 4,500 resorts in 110+ countries.
How income is paid
With full payment the contract fixes a guaranteed 10% a year (11% for townhouses and villas) for 5 years, renewable for 5 more. It accrues from day one, including construction, and is fixed in US dollars. Income is pooled: the whole hotel's result is split by unit class and format coefficients. The developer offers a buyback at 100% of the price.
Ownership and payment
Ownership is registered with Georgia's Ministry of Justice. Deposit from 30%, the balance as an interest-free plan; the term depends on the hotel. Whole-room owners can stay up to two months a year — here or via RCI exchange.
