Pasanauri is a mountain village on the Georgian Military Road: 55 minutes from Tbilisi and 35 minutes to the Gudauri ski resort. An Upper Midscale Wyndham Garden SPA & Wellness hotel is being built here, run by RRH&R with over 60 years of experience.

Demand runs all year: skiers in winter, rafting, hiking and weddings in summer, plus corporate trips and weekend breaks from Tbilisi. The new Kveshet–Kobi road and tunnel will make the area easier to reach.

Timeline and income

Completion in January 2027. Rooms of 26–27 m² are sold fully furnished; a quarter room is also available. The developer guarantees 8% a year during construction; after opening the operator forecasts up to 13%. The contract includes a buyback at 110% of the price.
