More about the operator

About

Oceana is a large complex in El Cortecito, the liveliest part of Bávaro: restaurants, casinos, hotels and a shopping street nearby, Bávaro beach 7 minutes away and Punta Cana airport 20. The complex has 12 buildings: residences, a commercial boulevard and a 61-unit boutique hotel whose units are sold to owners.

The hotel carries the Esplendor by Wyndham brand and is run by Spain's Yurbban Hospitality Group (about 1,800 rooms in four countries). The developer is Noval Properties, active since 2003. Guests and owners get a pool of about 9,000 m², restaurants, a spa, a gym, a supermarket and the El Cielo beach club.

Income

The operator lets the unit. Its business plan has the return rising from 7.3% in year one to 10% by year ten, about 9% on average — after hotel running costs, management and brand fees and a furniture-replacement reserve. The model assumes 75–79% occupancy; it is a forecast, not a guarantee.

Payment and timeline

The standard plan is 20% on signing, 60% during construction and 20% on completion in January 2027. A 20/40/40 plan and early-payment discounts are also available.
