by speedboat from Malé airport to the Kaafu sites
In the Maldives islands and lagoons are not sold freehold: the state leases them long term, usually for 50–99 years, for resort development. The investor gets the rights to the site and builds a resort alone or with a hotel operator. Almost every resort in the country started this way.
The selection covers small inhabited and uninhabited islands and shallow lagoons. A lagoon is a reef area where land is reclaimed for the resort: 8–10 ha of land is usually recommended, with the rest of the lagoon and reef preserved. The priciest sites are in Kaafu Atoll, 20–30 minutes by speedboat or 10–15 minutes by seaplane from Malé airport.
This is an individual deal, not a catalogue item. Exact coordinates, satellite images, lease terms and government requirements are shared after a consultation and getting to know the investor. Leave a request and we will shortlist sites for your concept and budget.
The agency specialist will answer these and show you where they appear in the contract.
Individual offers for professional investors. Prices and terms from a partner on the check date; details and coordinates after a consultation. Updated: 10/16/2026.
