About
Fumba Horizon by CPS Africa is a small project of 18 villas in central Fumba Town on Zanzibar's south-west coast, near Burj Zanzibar. Fumba Town is a new town with shops, hotels, healthcare and green spaces where many foreigners already live.
Each villa has three bedrooms, a private 17 m² pool, a garden and parking. They are handed over ready to live in: a fitted kitchen, air conditioning in every room and a solar water heater; furniture is optional.
Income and ownership
The developer puts the potential return at 9–11% a year. Title is a 99-year leasehold.
Payment and timeline
$5,000 to reserve (refundable within two weeks), 25% plus a 5% facilitation fee on contract, then 20% at construction start, after the foundation and after the structure, and 15% on completion. Handover in March 2028.
