About
Juan Dolio is a resort town on the south coast, 20 minutes from Las Américas international airport and 45 minutes from Santo Domingo. Aquamarine is a 21-storey tower right on the beach: 163 residences, each with a 180° ocean view. At the top are two two-level penthouses of about 620 m² with a private pool.
The developer is Noval Properties, with more than 23 years on the market and over 3,300 homes delivered. It will be run by INNSiDE, the lifestyle brand of Spain's Meliá — the first branded residence in Juan Dolio. Facilities include infinity pools, a beach club, a restaurant, a gym and a lobby bar.
Income and taxes
The developer forecasts an average of 8.5% a year over 10 years for a one-bedroom: about $180 a night at 55–60% occupancy, after the 20% management fee, the 10% brand fee, HOA and electricity. This is a forecast, not a guarantee. The project has CONFOTUR status: no transfer tax and no annual property tax for up to 15 years.
Payment
Sales are at the pre-launch stage and prices will rise as construction goes on. The standard plan is 20% on signing, 40% during construction and 40% on completion; a 20/60/20 option is also available.
